This online course will enable you to understand the relationship between the choice of site and structure of a small building, taking into consideration site limitations, small building design, the envelope and interior. You will learn how a building is constructed in accordance with NZS 3604 and the Building Code to specific and non-specific design.
Students who complete this course will be able to (for residential construction)
- Identify, analyse and describe the limitations of a small building site in terms of the relevant legislative requirements and building implications for a new build
- Determine and describe the type of structure that can be built on a given site in terms of its foundations structure, bracing and internal and external finished
- Identify the requirements of the Building Code as they relate to non-specific building design
- Create simple technical sketches for construction from a given brief
Course content includes
- Site limitations: Environment, vegetation, water, structures, services, adjacent sites, geotechnical and topographical as well as LIM information and considerations of buildability and cost
- Environment is not only about climatic elements but also about the environment created
- Legislative requirements: Resource Management Act and district plan (operative and proposed)
- For each part of the structure (e.g. foundations etc.) consider the construction process (site constraints, materials, time, general cost implications)
- In addition, description of foundation includes geotechnical factors; description of structure includes cladding; description of envelope includes wall and roof claddings and openings and cladding jointing systems; description of building interior includes linings, joinery and fitments that match the required structure and meet or exceed regulatory requirements.
- Ruled or free hand sketching to identify components and structural details as well as their functions
- Provide how to obtain a property title from LINZ
